Multi-Family Rebates

We are proud to participate in GEFA’s Home Efficiency Rebates (GHER) Multi Family Program, helping property owners improve energy efficiency across multi-family buildings. Our team works with certified auditors and contractors to identify qualifying upgrades such as insulation, air sealing, and HVAC improvements and manage the entire rebate process to maximize energy savings and lower utility costs for residents.

Eligibility

The program is open to property owners, developers, property managers, and contractors associated with multifamily residential buildings (two or more dwelling units).

For Home Efficiency Rebates (HER) both low/moderate‑income multifamily buildings (with at least 50% of units occupied by households at or below certain income thresholds) and non‑income qualifying multifamily buildings may participate.

For Home Electrification and Appliance Rebates (HEAR), to qualify, at least 50% of the building’s households must earn below 150% of the Area Median Income per county limits.

Projects must be completed by a program‑approved contractor to qualify for rebates — for both HER and HEAR paths.

Rebates for whole-house energy-saving improvements

  • Multifamily buildings where ≥ 50% of units are occupied by households earning ≤ 80% AMI

  • > 20–34% energy savings → Up to $10,000 per dwelling unit (98% of project cost)

    > ≥ 35% energy savings → Up to $16,000 per dwelling unit (still 98% of cost)

    > If AMI > 80% → Rebates more modest: $2,000–$4,000 per unit, depending on project scope and savings.

Rebates for electrification projects and appliance upgrades

  • Multifamily buildings where ≥ 50% of households have income between 80% - 150% AMI

  • > Heat pump for space heating & cooling: Up to $8,000

    > Heat pump water heater: Up to $1,750

    > Insulation, air sealing & ventilation upgrades: Up to $1,600

    > Electric load service center (panel) upgrade: Up to $4,000

    > Electric wiring upgrades (if needed): Up to $2,500

    > ENERGY STAR® electric stove /cooktop /range /oven or heat-pump clothes dryer: Up to $840 per unit

  • Up to $14,000 per dwelling unit, depending on upgrades and income eligibility.

  • Determining eligibility is easy — just contact us. We work with you and the GEFA program team to review your building details, verify income requirements (if applicable), and prepare the information needed for a pre-approval inspection. Once the pre-approval request is submitted, GEFA will review the application and notify us of your building’s eligibility status and the rebate amounts available for your project. From start to finish, we help guide and support you through every step.

  • Multifamily buildings may qualify for a wide range of energy-efficiency and electrification upgrades, including insulation, air sealing, duct sealing, heat pumps, heat pump water heaters, ventilation improvements, electric panel upgrades, and high-efficiency electric appliances. Eligible measures depend on whether your project falls under the HER or HEAR path, as well as the income mix of the residents. We help evaluate your property and identify which upgrades offer the most rebate value and long-term performance benefits.

  • Once eligibility is confirmed, we help coordinate the required energy assessment, assist with assembling the project proposal, and support you through the GEFA submission process. After approval, our team completes the improvements to program standards and helps you track and submit all required documentation. Throughout the entire process, we serve as your partner — helping ensure your property receives every applicable rebate while keeping the administrative workload manageable for your team.
